Robinspring Capital, a small-business funding broker in Laramie, Wyoming, sets out a funding checklist for owners looking at commercial property: buy or lease, which costs the six funding products can cover, why city limits matter, which records to check and when to look at permits. Real-estate purchase loans are outside what we arrange. Partners decide; partners write the terms.
Start with what we do and do not arrange
Robinspring Capital does not arrange commercial mortgages or real-estate purchase loans. Those come from banks and other real-estate lenders. What we do arrange covers much of what happens after the keys change hands: the build-out, the equipment, the opening stock and the working cash. That split shapes the whole checklist.
Buy or lease, from a funding angle
A purchase locks cash into a down payment and adds a real-estate debt that later partners will see. Leasing keeps that cash free for the fit-out and equipment but adds a long-term rent obligation, which partners also see. Neither is wrong; the question is which leaves the business able to carry everything else.
How to lease a commercial property sensibly, in funding terms: know before you sign who pays for the build-out, whether the landlord contributes, and how long the lease runs compared with the term of any funding used for improvements.
Check where the property actually is
A Laramie mailing address does not guarantee a site inside city limits. Laramie city covers 1.2% of the land in ZIP 82070 and 3.5% in ZIP 82072 (Census 2020 ZIP-to-place relationship file). A property outside the city falls under Albany County, Wyoming offices for planning and permits. It is also not in Laramie County, WY, a separate county whose records are often mixed into search results. Our Laramie, WY license guide shows how to check with the Census Geocoder.
Permits before commitments
Owners searching 'laramie wy building department' or 'laramie wy building code' are usually checking what a change of use or a remodel will require. Those answers come from the City of Laramie (cityoflaramie.org, checked 2026-10-16) or Albany County, Wyoming, depending on location. We do not describe the rules.
From a funding angle, the point is timing: a partner sizing a build-out will want contractor bids, and contractor bids depend on what the permit process requires. Get that clarity before you commit to the space.
What the six products can pay for
| Cost | Product | Notes |
|---|---|---|
| Build-out or fit-out | Term loan | Paid back over years, like the improvements |
| Kitchen, chairs, shelving, systems | Equipment financing | Secured by the items |
| Opening stock | Inventory financing | Secured by the goods |
| Cash for the first months | Lump-sum working capital or a revolving line | Covers the gap until revenue builds |
| The property itself | Not arranged by us | Speak to a real-estate lender |
A term loan and equipment financing carry most build-outs between them.
Questions for the seller or the landlord
- How long has the space been used for the purpose you have in mind?
- Which improvements stay with the building, and which can you take with you?
- Who pays for repairs to the roof, heating and other building systems?
- Will the landlord contribute to the build-out, and is that in writing?
- Are there any recorded liens or easements on the property?
Answers to these change the size of the funding request. A landlord contribution shrinks it; inherited repairs grow it. Get them before you ask a partner to price anything.
A short checklist
- Confirm whether the site is inside Laramie city limits or in unincorporated Albany County, Wyoming.
- Ask the city or county what the intended use and any remodel would require.
- Collect written bids from contractors and quotes for each piece of equipment.
- Separate the property cost from the build-out, equipment and opening costs.
- Check the business's own records: entity status, bank statements, existing debts.
- Only then compare funding for the parts we can arrange.
Retail and food service are the two largest employer sectors in ZIP 82070, with 97 and 82 establishments in 2023 (Census ZIP Code Business Patterns 2023); both tend to need a build-out and equipment before opening. Albany County, Wyoming numbers sit on the Laramie, WY page; the other three posts are on the blog.
